You may have heard about the new government HAFA program, for eligible homeowners who have applied unsuccessfully for a loan modification. HAFA
gives those borrowers a viable alternative to foreclosure. There are also
other options:
Do Nothing: Which will damage your credit and most likely result in
foreclosure. Make sure you talk to a tax professional or an attorney before
you make this decision.
Payoff/Refinance: Interest rates could be very high, making this a bad alternative.
Reinstatement: Paying past due amounts plus attorney fees, late fees, taxes, and any other lender imposed penalties.
Loan Modification: Convince your existing mortgage company to refinance your current debt to more favorable terms for you.
Forbearance: Lender puts together a repayment plan based on your financial situation. It could result in a temporary reduction in payment.
Deed in Lieu of Foreclosure: Just give the property back to the bank. This seldom happens but it's always worth a shot.
Short Sale: Negotiated with your lender to sell your home for less than it's worth. And, if it's a HAFA short sale, you may even be paid $3000 to help you with relocation. Make sure you talk to a tax professional or an attorney
before you make this decision.
